Frame-stage inspection — assessing the structural frame (timber or steel) for member sizes, connections, bracing, tie-down details, window and door openings, and compliance with the approved structural drawings and relevant Australian Standards (AS 1684 for timber framing, AS 4100 for structural steel).
Waterproofing inspection for wet areas — verifying that waterproofing membranes in bathrooms, laundries, showers and balconies have been installed in accordance with AS 3740 before tiling or floor finishes are applied.
Fire safety system inspections for commercial and multi-unit residential projects — including fire-rated construction, exit signage, emergency lighting, smoke detection, sprinkler systems and fire hydrant installations.
Final inspection — a comprehensive check of the completed building against the approved plans, BCA/NCC requirements and consent conditions before issuing the Occupation Certificate.
How It Works
The builder contacts SWC to book the inspection, providing at least 24–48 hours notice and confirming the stage is ready for review.
Our certifier attends site at the scheduled time, inspects the relevant work stage against the approved plans and BCA/NCC requirements, and takes photographic records.
A written inspection report is issued to the builder and owner, noting whether the stage is satisfactory or identifying any items that require rectification before work can proceed.
If rectification is needed, the builder carries out the required work and re-books the inspection. We re-inspect and confirm compliance before the next stage can commence.
Once all mandatory inspections and the final inspection are satisfactorily completed, the inspection record forms the basis for issuing the Occupation Certificate.
